Most of our loans close within 10–21 days of term sheet acceptance. Here's exactly what happens between your first call and closing day.
Day 1
Use our deal submission form or reach out directly. We want to know the basics: property address, loan amount requested, project type, your experience, and your exit strategy.
You don't need a full loan package to start. A one-page summary and the property address is enough.
What to Include
Days 1 – 3
We respond within 24 hours with either a request for more information or a preliminary indication of interest. If the deal fits our criteria, we issue a formal term sheet within 72 hours.
Our term sheets are detailed and straightforward — rate, points, LTV, term, recourse, conditions. No vague language, no bait-and-switch.
Days 3 – 14
Once you've accepted the term sheet, we move into formal due diligence: independent appraisal, title search, entity and borrower review, and any project-specific underwriting.

We close through a licensed title company or escrow officer of your choice. Loan documents are clear. Funds wire on the day of closing. For construction loans, the initial draw funds at close — subsequent draws release on inspection milestones.
Common Questions
It depends on the deal. For fix-and-flip and construction loans we prefer borrowers with a track record. For bridge loans and land loans on strong collateral, experience matters less than the asset and the exit.

We lend nationwide, though we are most active in the Western and Sunbelt states. Strong collateral in the right market matters more than geography.
Our minimum is generally $150,000. For land and construction loans, most deals start at $500,000 and above.
Yes, all of our loans are full recourse and require a personal guarantee from the principal borrower(s).
On bridge loans with clean title and a cooperative borrower, we've closed in as few as 7 days. Realistically, 14–21 days is our standard. Construction and land loans typically take 3–4 weeks.
